Bristol Industrial Museum closed on 29th October 2009 and work has started on transforming it into the new Museum of Bristol, due to open in 2011. The design will retain many of the existing features seen on the current building. Right in the heart of the city's historic harbour, the Museum of Bristol will tell the unique story of the city, its people and its place in the world.

When it reopens, this museum will display part of a Designated Collection of national importance.




 Osmo House Restoration, Marylebone, London

The refurbishment of Osmo House commenced on 3 November 2008, with the nominated main contractors, Elsworth & Bond.

Although Planning Permission and Listed Building Consent was obtained some time ago, it took Brodie Group Ltd a number of years to obtain vacant possession.  The property was originally a house in multiple occupation, providing accommodation of 23 rooms.  The extension and conversion works will now provide six self contained flats and will be ready for occupation in the Autumn of 2009.

 

 

The architects involved with the design and overseeing the contract are Michael Phillips Associates.  As this Grade II Listed property is within the Portman Estate, great care needs to be taken with preserving the character of the property.  Therefore, all general repairs and restoration work will provide a high standard of design, with all the new work in order to respect the particular features of the building adjacent to other Listed buildings and the Conservation Area generally.  A report was conducted by Donald Insall Associates to ensure that all historic aspects of the property are recognized and preserved throughout the refurbishment works.

Brodie Group Ltd has ensured that all the local residents, the Portman Estate, the Marylebone Association, and Westminster Council are kept informed of the schedule of works.  The Company is proposing to keep disruption to minimum whilst the internal alterations and restoration work is being carried out.

 

 

During the month of November, Elsworth & Bond have carried out the preliminary works and instructed Bernard Simms Associates as Health & Safety Consultants and Stoddard Associates as our Structural Engineers to complete all scale drawings and calculations for work to be undertaken.  Brodie Group Ltd have also consulted and are now members of the Georgian Group and Listed Property Owners Club, who are providing valuable information and advice for this property, which was originally built circa 1810.  The area to the side and rear of the property received serious bomb damage during the Second World War and this has affected the property, especially on the upper floors.

 

 

Work to date includes the stripping out of all fixtures, fittings, furniture and possessions.  Furthermore, the removal of all defective plasterwork and wallpaper and paint continues and will not be completed until the end of December 2008.

The next stage is to arrange a meeting with Building Control and the Conservation Officer and establish what should be done with existing walls, ceilings and cornices in order that we comply with our existing permissions and design statements.

 

 

 

 

 

 

 

 

 

Slingfield Mill, Kidderminster

A £5.26m project that involves the shell-only refurbishment and extension of a Grade II listed mill building for future retail and hotel tenants. Debenhams will be taking the ground and first floors (3,115m2), which include two glazed extensions on each side of the building. The upper floors are for future hotel use (2,714m2) and there is also a small kiosk fronting onto the existing retail park. The scheme is directly adjacent to the Staffordshire and Worcestershire Canal and the fully operational Weavers Wharf shopping area.

 

As a listed building, the design and building adaptations are being completed in conjunction with conservation requirements. These include the retention of roof level feature trusses and ‘flitch’ beams. A new fourth floor level is being added internally. 

 

Former mill set to become new Debenhams store

Henderson Global Investors - advised by joint-agents Savills and Churston Heard - has clinched a deal which will see Debenhams move in as a new tenant at Weavers Wharf Retail Park in Kidderminster. Debenhams will occupy the impressive Slingfield Mill premises which are to be care-fully restored and refurbished. Plans have been drawn up to transform the five-storey Grade II listed former mill into a department store and hotel, to compliment the existing retail park and regenerate the historic building. Debenhams has signed a new 15-year lease.

Planning and listed applications have been submitted to Wyre Forest District Council and on gaining the necessary planning consents work will begin immediately on site, taking approximately nine months, and involving "meticulous conservation and repair" of the original features of the property.

Occupying 32,517 sq ft and arranged over the ground and first floors of the building, the proposals will include a contemporary two-storey glass box extension to the front and rear elevations of the building, facilitating natural light penetration to the internal areas.

Henderson says the proposals signal its intention to work with the district council and the Town Centre Partnership to help deliver the wider regeneration of Kidderminster town centre.

Set over 25 acres and bordered by the River Stour and the Staffordshire and Worcestershire Canal, Weavers Wharf Retail Park is already home to Marks & Spencer, Next, TK Max, JJB Sports and Soccer World, amongst others. It also provides substantial car parking for the town and includes restaurant operators Frankie & Benny's, Pizza Hut and McDonalds.

Katherine Pye of Henderson said: "We approached Debenhams, as they will provide the much needed department store for the scheme and boost Kidderminster's retail offering.

 

"Working closely with the Wyre Forest District Council, this careful development and restoration project should not only add to the already successful retail park, but further aid the town centre regeneration."Rob Hadfield of Debenhams, added: "The Slingfield Mill site presents an exciting opportunity for us and we are pleased to be involved at such an early stage in the development plans."With a huge undersupplied catchment area, Kidderminster is set to become a significant regional retail destination."Councillor Stephen Clee, Wyre Forest District Council member for planning, regeneration and prosperity, also said: "Wyre Forest District Council has been working for some time now with the Town Centre Partnership to provide opportunities to regenerate the town centre and continue to make it an attractive destination for visitors.

"As soon as we became aware of Debenhams' interest in the town, we knew it was going to take something special. This milestone in the town's development should help to draw more trade to the whole town and will have wider benefits for the area."

According to market research provider Experian, the scheme's catchment area stretches along the A449 as far as Worcester to the south and Bridgenorth in the North and Birmingham to the East. Its core catchment area, from which 50 per cent of its customers come, comprises 80,000 plus people each living within eight minutes distance of the park.
